Can I buy property in Colombia from abroad?

How does the digital power of attorney work?
You can grant power of attorney at the nearest Colombian consulate or through an apostilled notary in your country of residence. The power authorizes a representative in Colombia to sign the public deed on your behalf.
How do I send money from abroad?
International transfers must be registered with the Banco de la República de Colombia. We help you with Form 4 (foreign exchange declaration) and connect you with international trade professionals if needed.
Are there tax benefits for foreign buyers?
Real estate investment in Colombia can offer benefits such as VAT exemption on new housing, property appreciation in Colombian pesos, and potential rental income in dollars if you choose to rent. Consult your tax advisor for specifics.
What documents do I need if I live outside Colombia?
You need a valid passport or Colombian ID, apostilled power of attorney, declaration of source of funds, and foreign investment registration form. We provide a detailed checklist and guide you through every step.
Financing
What subsidies are available for new housing?
Depending on the project, you may access the Mi Casa Ya government subsidy (up to 30 minimum wages), compensation fund subsidies (Comfenalco, Cajasan), and interest rate benefits. We help you identify which ones apply to your case.
Can I buy with a mortgage?
Yes, we work with all Colombian banks and entities like the FNA. We guide you through the application process, document submission, and approval. You don't need to have the full amount to reserve.
How much do I need to reserve a home?
The reservation fee varies by project but is typically between $1,000,000 and $5,000,000 COP (approximately $250–$1,250 USD). The remaining down payment can be paid in monthly installments until project delivery.
Do you accept payment from abroad?
Yes, we have experience with buyers from the United States, Spain, Chile, and other countries. We accept international wire transfers and guide you through the entire notarial process with digital power of attorney.
What if my credit application is denied?
We help you improve your credit profile and explore alternatives such as housing leasing, credit unions, or direct financing with PCG in select cases. We don't leave you alone in the process.

Our projects are located in the Bucaramanga metropolitan area, primarily in Piedecuesta, Bucaramanga, Floridablanca, and Girón, Santander, Colombia.
Can I visit the projects before buying?
Yes, you can schedule an in-person visit to any of our projects at any time. We also offer virtual tours for those who cannot travel. Contact us via WhatsApp to arrange a visit.
Is PCG Constructora a legally registered company?
Yes, we are a legally incorporated company in Colombia with over 20 years of track record. All our projects have construction permits, real estate registration, and seismic resistance certification under Colombia's NSR-10 standard.
How long does project delivery take?
Timelines vary by project. Generally, from pre-sale to delivery is 18 to 24 months. Immediate delivery projects are available for title transfer within weeks. Check the status of each project on our website.

Where is Salma Condominio Silvestre located?
Salma is located in Vereda Cascajal, Piedecuesta, just 15 minutes from Bucaramanga. It has direct access via paved road and is close to the Hospital Internacional de Colombia (HIC) and the De La Cuesta shopping center.
What types of homes are available at Salma?
We offer two models: Type C (141.8 m², 4 bedrooms, 4 bathrooms, 1 floor, 2 parking spaces) and Type E (313.32 m², 5 bedrooms, 6 bathrooms, 2 floors, 4 parking spaces). Both models include their own lot and access to all common areas.
How many units are still available?

What common areas does the condominium have?
Salma features 24/7 security, green areas, ecological trails, BBQ area, social lounge, children's playground, and visitor parking. Everything surrounded by nature with views of the Santander mountains.
Are the homes earthquake-resistant?
Yes, all Salma homes are designed and built under Colombia's NSR-10 seismic resistance standard. We use premium materials and every construction stage is inspected by certified engineers.
