The short version: $1,414M isn’t pocket change, and Salma’s Type E house isn’t “cheap” in absolute terms. But if you measure what you get for every peso, it’s the option with the most space per million invested in the metropolitan area.


The starting point: $1,450M is an estrato 6 budget

With around $1,450 million you’re in the upper tier of the Bucaramanga market. It’s a budget that lets you choose, but not have it all: central location, large area, your own lot and new construction almost never coincide in the same property at this price.

That’s why the useful question isn’t “what’s cheapest?” but “what do I get for every million?” Let’s go option by option.


Option 1: Nearly new estrato 6 apartment

In areas like Cabecera or Lagos del Cacique, $1,400M – $1,450M today buys an apartment of 157 to 163 m², with 3 bedrooms, 4 bathrooms and 2 parking spots, usually one to eight years old.

What you gain:

  • Location: walk to malls, restaurants and offices
  • Zero maintenance on gardens or facades
  • Good liquidity if you sell

What you pay:

  • About $9 million per m², double what you’d pay in Salma
  • Administration fees of $800,000 to $1.2 million a month in the examples we checked
  • No lot, no yard of your own, a fixed amount of space forever

Option 2: New pre-construction apartment

If you want a brand-new unit in a luxury project with a social club, new apartments in Lagos del Cacique start around $1,656M for 163 m², more than $10 million per m². In other words: with $1,450M you can’t even afford the smallest unit, and you’d still have to wait for delivery.

Option 3: Country condominium house in Ruitoque

New houses in Ruitoque Alto condominios start at $1,984M for about 285 m² built on a 351 m² lot, with 3 bedrooms. They’re excellent projects with very good common areas, but:

  • They cost $570 million more than Salma’s Type E
  • They offer less than half the lot (351 m² vs. 843 m²)
  • The price per m² of lot comes out to ~$5.6M, versus ~$1.7M in Salma

Option 4: Buy a lot and build

This is the option many families consider first. Rough numbers for 2026:

  • Condominio lot in Ruitoque: between $0.8M and $1.2M per m². A lot the size of Salma’s (843 m²) would cost between $675M and $1,010M.
  • Construction with standard-to-mid-range finishes: between $2.9M and $3.8M per m², according to Argos and regional architects. A 313 m² house would cost between $910M and $1,190M.
  • Time: 3 to 6 months of design and permitting, plus 6 to 9 months of construction.

Estimated total in Ruitoque: $1,600M – $2,200M, plus permits and fees, and more than a year of waiting.

To be fair: in Mesa de los Santos condominio lots cost between $176,000 and $216,000 per m², and there the total can drop to $1,100M – $1,400M. In exchange, you’re farther from the city, you wait 9 to 15 months, and you take on the risk of cost overruns yourself. We cover this in depth in buy a lot and build vs. a finished house.

Option 5: Salma Type E, the last house

The last available house at Salma Condominio Silvestre costs $1,414M and includes:

  • 313.32 m² built across two floors
  • Your own 843 m² lot
  • 5 bedrooms, 6 bathrooms and 4 parking spots
  • Standard flooring and finishes included in the price
  • Gated condominio with 24/7 security, a tennis court, outdoor gym, yoga area and kids’ areas
  • Immediate delivery: the house is already built

The $36M left over from a $1,450M budget covers closing costs: notary and registration fees come to roughly $28M – $33M. Confirm the exact figures with the notary.

For the same money as a 160 m² apartment, Type E gives you almost double the built area and 843 m² of land. That’s the real reason to buy it: not because it’s the lowest-priced option, but because it delivers the most for every million.

Would you rather finish it yourself?

Type E is sold with standard flooring and finishes. If you’d rather choose your own flooring, doors, closets and kitchen, you can also buy it without flooring or wood carpentry, for around $100 million less. We explain when each option makes sense in finished house or finish it yourself.


Who is Type E NOT for?

A 313 m² house with an 843 m² lot isn’t for everyone, and we’d rather tell you upfront:

  • If you want to walk to Cabecera, an apartment in the city will make you happier. Salma is in Piedecuesta, and life there runs by car.
  • If you don’t want a garden, 843 m² of lot is work, not a perk.
  • If you don’t need 5 bedrooms, you’d be paying for space you won’t use, however cheap the m² turns out to be.
  • If you prefer smaller spaces, a 120 to 160 m² apartment is easier to maintain and clean.

On the other hand, if your family needs space, wants its own land, and values moving into a finished house without waiting on construction, Type E’s math is hard to match.


Frequently asked questions

Why does Type E cost less per m² than an apartment?

Because land prices in Piedecuesta are much lower than in Cabecera or Ruitoque, and the house is already built: you don’t pay the pre-sale markup or take on the risk of your own construction project.

Is it cheaper to build my own house?

It depends on where you buy the lot. In Ruitoque, an equivalent house would likely cost more than $1,600M. In Mesa de los Santos it can come out cheaper, but farther away and with a 9 to 15 month wait.

Does the price include finishes?

Yes. The $1,414M includes standard flooring and finishes. Without flooring or wood carpentry, the price drops by about $100M; an advisor can confirm the exact value.

How many houses are left in Salma?

Just one: the last Type E house.
